Any ideas on how to sell this house? :)
By jrysavy
Seriously, does anyone have advice on how to get this baby sold? Realtors just don't seem to get it. I would describe it as a modern cottage. Three bedroom, three bath, 2 subzeros, wolf stove, metal roof, the works. The entire house is wired with sound in all rooms (including the screen porch and outdoor patio area with the fireplace). For the entertainment geeks out there, the home theater system puts movie theaters to shame. Heated floors (radiant) in the basement and garage, and the list goes on and on. Some of my other posts show features of the house, like the bath tub that lights up, climbing area, the magnet doors, etc.
But when comparing it to houses that are on the market, realtors just say "well, it's not a lot of square feet compared to this house," etc, etc. But the house they show is a McMansion with no personality.
This is modeled after "The not-so-big-house" books and lives up to it with ever square inch very liveable and smart. I think total square feet is around 2500.
Oh, I'm selling because it was a pre-divorce house, which we built in 2003, and I spend most of my time in the North Woods of MN...so it's not worth it to keep it. Somebody else could enjoy it much more. It's located in Arden Hills, MN.
Any ideas appreciated...or if you want to buy it...send me a note, I'm ready to make a sweet deal.

I'd be willing to pay about $50 for a raffle ticket, personally. At that rate, you'd need about 18,000 of them to get your asking price, however, this site gets enough hits that you could probably get enough fairly quickly, I'd think. Plus, it would probably get picked up by digg and other sites, I bet if you set the raffle tickets at $50, you'd get a lot of takers.
Just make sure it's legal in MN.

Hey JR, e-mail me if you decide to do the raffle thing (maybe Curbly could help get some attention). bruno@curbly.com

If you don't have to be limited to your local area, this could turn into a real phenomenon. I'm sure you've heard about the man who started with one paperclip and traded his way up to a house. How exciting - good luck!

Try toning down colours and touting it as a neutral versatile space. However, keep it looking like a potential home instead of a static dwelling. We are doing the same with our home in San Francisco, and, while easier because of location, we've pretty much had to gut and rebuild the home to get what we need out of it. The realtors hate our art collection, however, the house looks like a barren warehouse if we remove all of our pieces from the walls.
There is a delicate balance which one must find to achieve a high-seller. Remember...this was, and until closing, still is your home...this is going to be a very spiritual journey.
Good Luck, traveller!

Wonderful space, and of course I love clean, open, modern lines.
Wonderful space! Of course i gravitate towards clean, open, modern lines.
From a professional point of view, I must tell you you have answered your own question as to why it has not sold. PERSONALITY.
The concept of staging is based on DE-PERSONALIZING. A more generic approcah in both color schemes and furniture will go far. So if your asking price is comparative to other homes of the same quality in your area, the personality of the home could be the issue.
