Wow, that just happened to us back on Christmas eve w/ a housefull of guests! What a pain. We had to cut trees down and replace all the terra cotta piping; which in return we are now redoing our entire patio. homeownership is fun and expensive!!

ooh, that sucks. Yes home ownership is fun and expensive, although the expensive part sometimes outweighs the fun part ;)
