Window transforming balcony
By balubaluI like the idea behind this window that transforms to a balcony, but on the other hand - if you have space for a balcony - why not always have one?

Uncovered balconies on apartments and condos are a notorious point of water intrusion that lead to balcony failure and dry rot requiring major repair. This might mitigate that problem.
Plus, it looks like it is more or less your whole breakfast nook that is just sliding outside your house on sunny days which would be cool.
