Given the implosion of the US housing market, it would appear that you might be about 4 months too late on the "flipping" opportunity. US house prices are going down, along with the dollar, and it's going to be years before the economy can justify them. The only "flipping" that might work is entirely regional in areas where there is strong justification for growth or possibly areas with a high degree of foreclosures - the banks will mark them down by 25% for a quick sale. However, if the contagion is widespread it will be hard to find buyers unless it's a "one-off" situation.

And what exactly do you mean by "flipped"? A purchase, fixer-upper and then flip or just a flip based on being in the right place at the right time? This is not a good time for playing musical chairs in the housing market. Sorry for being the bearer of bad news, but it's all over the headlines anyway. Google "Project Syndicate" and read articles by Robert Shiller and you'll see what I mean. You might have the right idea but your timing is seriously flawed. Really sorry about that...for what it's worth. As a real estate agent the best money you are going to be making is selling REOs for the banks in the next 3 years. Start contacting servicers...
